It occupies the fourth to sixth floors of TRI, Munich's first hybrid timber office building, designed by the Munich-based architects Oliv Architekten. Around 900 beams and columns of European beech form the load-bearing structure and shape the interior, while a planted atrium and recessed loggias bring nature into the working day. TRI holds a DGNB Platinum pre-certification and is powered by photovoltaics and a groundwater heat pump. The workspace is designed for companies and teams as well as freelancers who prefer a professional office close to home over a long commute into the city centre. Please note: the space officially opens in early 2027.
The workspace covers around 4,000 square metres with fully equipped private offices for companies and teams, flexible coworking desks and dedicated meeting and event space. Bright, open rooms with plenty of daylight and a nature-inspired design set the tone, and every workstation is ergonomically furnished with a curved or single screen, keyboard, mouse and docking station. Fibre-optic internet keeps everything running, while phone and video booths and quiet retreats allow for undisturbed calls and focused work. The entire fifth floor is reserved for meetings and events: a meeting room plus two rooms of over 40 square metres each that can be combined into one large space, with catering on request. The highlight is the landscaped roof garden of around 900 square metres with a sports area and an outdoor kitchen with barbecue. About the area
This office is located in Laim, in the west of Munich, right next to the Westend. The district combines established office locations with residential neighbourhoods, which makes it ideal for teams who want to work close to where they live instead of commuting into the centre. A bistro bar in the building as well as restaurants and shops in the immediate vicinity cover lunch breaks and everyday errands. For a breath of fresh air, the Westpark and the Hirschgarten with its well-known beer garden are within easy reach, and the Theresienwiese, home of the Oktoberfest, is only three U-Bahn stops away.
The location is easy to reach from all directions. The U-Bahn station Westendstraße (lines U4 and U5) is about a five-minute walk away, and Munich Central Station can be reached in around ten minutes. The S-Bahn station Hirschgarten on the main S-Bahn trunk line is around ten minutes on foot, and bus line 62 stops directly on Elsenheimerstraße. By car, the Mittlerer Ring and the A96 motorway are quickly accessible. The building has its own underground car park with charging stations for electric cars, as well as bicycle parking with charging facilities.
